Milestone Inspections

These inspections keep residents safe by ensuring their homes are in good structural condition.

Buildings subject to milestone inspections include:
Condominium or cooperative ownership, and three or more stories in height.

Exempt: Single-family through four-family dwellings with three or fewer habitable stories above ground. Milestone inspections should be conducted by either: an engineer licensed under Chapter 471, or an architect licensed under Chapter 481, Florida Statutes. Milestone inspections are to start when a building reaches 30 years of age and every 10 years thereafter. Local enforcement agencies may require to start inspections at 25 years due to specific local conditions.

Threshold Inspections

Threshold inspections are required by Florida Statute 53.71(7) for buildings that meet certain criteria:
Size: Buildings that are more than three stories tall or 50 feet in height.

Occupancy: Buildings with an assembly occupancy classification of more than 5,000 square feet and an occupant content of more than 500 people.

Modifications: Buildings that are being modified during new construction, repair, or restoration. Threshold inspections must be performed by a Florida-certified Special Inspector to ensure that the building complies with the permitted construction documents.

The fee-owner of the building is responsible for selecting and paying for the special inspector.
The special inspector must be a licensed engineer or a licensed architect. The engineer or architect of record may also act as the special inspector if they are on the Board of Professional Engineers or the Board of Architecture and Interior Design’s list of qualified special inspectors. The special inspector may send an authorized representative to the job site to perform the inspections.
