Structural Recertification

A 30-year building structural recertification in the Miami-Fort Lauderdale area and in all of Florida is a safety assessment that ensures that buildings are safe and up to code. As the 30 year recertification Miami requires can surface issues that affect safety and schedule, we coordinate with reviewers and contractors to keep the process moving.  The program requires that buildings undergo a thorough inspection every 10 years after they turn 30 years old. For Buildings located within 25 miles of a coastline, the first recertification is due at 25 years old. The inspection date is based on the anniversary of the building’s Certificate of Occupancy.
The building owner is responsible for having the inspection performed. A licensed professional engineer will inspect the building’s structural and electrical systems, including foundations, roofing, load-bearing walls, and electrical panels. The inspector will generate a report with findings, concerns, and recommendations.
If the building passes, it will be recertified for another 10 years. If not, the owner will be given 60 days to make repairs or improvements.
If issues are identified, the report will guide the necessary repairs or modifications. Property owners must submit their recertification reports within 90 days of receiving the Notice of Required Recertification. Penalties for non-compliance: The building may be deemed unsafe and non-compliant, and the owner may face penalties, a hearing with the City’s Construction Regulation Board, or even have their Certificate of Occupancy revoked.
